A broker who is representing the seller solely is a seller’s agent.  This agent looks out for the best interest of the seller.

A dual agent works for the buyer and seller at the same time and represents both parties

WHY SHOULD I CHOOSE BEAR REAL ESTATE TO LIST MY PROPERTY?

WHEN SHOULD I SELL MY HOME?
It is generally known that the Spring, Summer and Fall are peak selling times in the Blue Ridge area. In the last few years the winters haven’t been too bad for sales either.  We generally recommend that you list your home in the Spring for the fastest sale. If you choose to sell in the winter - there is less competition, but also fewer buyers.  Some very serious buyers/investors look specifically in the “off season” because they think they will get a better deal. That doesn’t mean you have to sell for less!

HOW DO I PREPARE MY HOME FOR SALE?
Have a Home Inspection done.  It will save you a lot of time, and, possibly money in the long run. It will give you a chance to hire handymen/women to do jobs that an out-of-town buyer may hire a Licensed Contractor to estimate and then they will ask for a credit for repairs at closing. Then paint a neutral color - but not white.  Find the latest trendy neutral and go for it.  Clean, clean, clean. Declutter but that doesn’t mean to make it look like it has no life.  Leave a nice hardcover book on the bedside table and set the table for dinner if you aren’t living there and have some nice plates, glasses and placemats. Staged homes sell 88% faster (Realtor.com) and it’s not that difficult.

WHAT SHOULD I DISCLOSE TO MY REALTOR?
Disclose any defects that you were not able to repair.  There is nothing uglier than an angry buyer when the Home Inspector discovers something that should have been obvious to someone living there.
